Overview of AskChristee Modules

AskChristee is a platform which consists of 16 unique modules. Each module provides unmatched information for specific real estate transactions. This information is not available on any other platform.

Quick Start

The Quick PreQual or The Quick Buyer Choice modules allow the user to either project a sales price or analyze loan options for a specific property based upon a desired monthly payment without the necessity of entering credit score, income, or monthly debts. For more concise results, run either Buyer PreQual or Buyer Choice module.

Closing Cost Module

Depending upon location, Closing costs can  be a pricey aspect of real estate transactions – often exceeding minimum down payment requirements. Cost are displayed in a easy-to-read format and includes estimates for property escrows.

  • Costs based upon Property Location, Loan Type, Lender Fees and Origination Fees
  • Base and Total Loan Amounts including complete Mortgage Payment

Monthly Budget Module

Analyze your monthly budget requirements including potential new mortgage payment. The goal is to identify your monthly discretionary (available) cash. 

  • Base and Total Loan Amount with Mortgage Payment including federal and state Income Taxes
  • Budget includes estimates for monthly Social Security and Medicare Tax
  • Total Monthly Obligations as dollar amount and percentage of Monthly Income

Amortization Module

Amortization is the process of retiring a debt by first applying payment to interest due and then to the principal balance. 

  • Monthly Principal and Interest Payment and Total Interest over life of loan
  • Ability to compare Amortization for different Interest Rates and Terms
  • Annual allocation of Interest and Principal Reduction
  • Option for Extra Principal Payments and Required Payment to shorten Loan Term

Seller Net Module

This module will provide detailed seller closing cost based upon location.

  • Local Transfer or Documentary Fees plus Abstract and/or Closing Fee
  • Seller paid Title Insurance, Real Estate Commissions plus proration of Property Taxes

Home Wealth Analysis

The ‘Home Wealth Analysis’ module allows you to forecast potential future equity or wealth. The projection is provided year to year and is based upon user input of expected appreciation.

  • Monthly Payment and Year by Year Amortization Schedule.

  • Total Payments to Principal, Interest annually and lifetime.
  • Future Home Value based upon annual rate of property appreciation.
  • Annual Forecast of Equity based upon home value and loan balance.

  • Evaluate Impact of additional principal payment to future equity growth.

Payment Subsidy

A payment subsidy or buydown program allows the borrower to reduce the required monthly payment during the first 1, 2 , or 3 years of their mortgage.

  • Annual Payment reduction for buydown period.

  • Annual and Total Cost of buydown as a percent of purchase price.
  • Dollar Amount to be deposited with Lender for ‘Buydown Period’.

  • Results Include 3-year, 2-year and 1-year Payment Subsidy Options.

Consumer Debt

Most people fail to understand the negative financial impact of consumer debt – such as credit cards or auto loans. This module  provides vital information such as:

  • Minimum Time to payoff consumer debt based upon monthly payment and interest rate.

  • Total Interest over the lifespan of the debt.
